TERMSREAL ESTATE:  Non-refundable 10% down day of sale & balance with deed on or before 30 days.  Property taxes for 2026 paid by the sellers.  Possession with deed.  No contingencies – if you can’t close, don’t bid.  TIMBER TERMS:  Non-refundable 10% down day of sale with signing of standard timber contract & balance on or before 30 days – allowing until Jan 1st, 2027, for removal of timber down to a 12-inch cut at the stump (measured 12 inches above the ground). PERSONAL PROPERTY:  Cash, good check OR credit card (3% Convenience Fee on Debit/Credit Card Sales, minimum of $3.00, plus sales tax where applicable.  ALL PROPERTY IS SOLD “AS-IS”.  ALL SALES ARE FINAL!  A 10% Buyer’s Premium will be added to all winning bids to determine the final sales price.
