LAND RESTRICTIONS

1.   No single wide mobile homes allowed. New double-wide manufactured homes on a permanent concrete / block foundation will be permitted as long as meeting the minimum square footage requirements. 

2.   Restricted against junk, junk yards, salvage yards, abandoned vehicles, and confined feed lots such as swine houses or chicken houses.  Normal agriculture practices are permitted.  No commercial dog kennels or dog-boarding facilities allowed.

3.   No commercial use or activity allowed; except, a home-based businesses that is operated inside the structure of the primary dwelling will be allowed.

4.   There is reserved a 15 ft. general utility easement along all roadway easements.

5.   All construction shall be of new materials.  All dwellings shall contain a minimum of at least 1,250 square feet of heated floor space, excluding carports, basements, attached garages & porches.

6.   Property is sold subject to any easements and appurtenances of record.Unless released by the Grantors, or their successors in interest as to the parent tract, these restrictions may not be waived or terminated but shall continue to run with the land and be a restriction on the use of same.

Staggered Closing: This online auction will generally begin to close at a rate of 1 item every 5 seconds.  With that said, ITEM #1 will start closing at 6:00 PM CST & it will take approximately 1 Hour and 11 minutes to get to item #856.  Items' closing times will be displayed on the website, but may be extended past their scheduled closing time, as a result of the Auctioneer's dynamic closing feature. The Max Bid feature can be especially useful if you don't want to stay engaged or have other obligations during the entire time! 

Dynamic Soft Close: Golden Rule – Wilson’s online auctions also have an auto extend feature.  If a bid is placed in the final 3 minutes of an auction, the close of the auction will be automatically extended 3 minutes from the time the bid was placed.
